An application has been submitted by 3103301 NS Ltd. to construct a hotel with a total of 140 rooms on property situated at Civic Number 123 Water Street (the south-east corner of the intersection of Water Street and Prescott Street). The building height of the proposed hotel on Water Street will be six (6) storeys/17.8 metres in height to the top of the roof slab relative to the property/street line as measured from Water Street. The subject property is zoned Commercial Central Mixed Use (CCM) which allows a hotel as a Permitted Use. The CCM Zone allows a maximum building height of 15 metres. An amendment to the St. John's Development Regulations regarding building height at this site will be necessary to accommodate the proposed hotel development. (WARD 2)
The public meeting will provide an opportunity for public review and comment on the Land Use Assessment Report for the hotel development that has been completed by architectural consultants for the applicant under terms of reference that were approved by the St. John's Municipal Council. In addition, a public view plane analysis of the proposed hotel development has been prepared by City staff. The Land Use Assessment Report and the public view plane analysis will be presented at the public meeting on January 29, 2009. A printed copy of the Land Use Assessment Report and the public view plane analysis may be obtained by contacting the Department of Planning, 3rd floor, St. John's City Hall during regular business hours.
